Property One, Inc.
is solely a land brokerage company. Our entire focus is on the land market rather than residential properties such as single family homes. The variables associated with selling land are somewhat different than selling homes and most sellers prefer to be represented by an agent who understands the financial impact of these variables. Most laymen and a surprising number of real estate agents do not fully comprehend true land values, marketing for the highest and best use, zoning or land use ordinances, health department regulations, timber values, development potential, utility provision and a great number of other property specific challenges. Without an in-depth, working knowledge of these factors, there is a good possibility the wrong agent can unwittingly cost you as a seller a great deal of money.
Our capabilities and our market knowledge come from thousands of transactions over the past 17 years. You may find comfort in the fact we also buy a fair amount of land for our own account. We understand first-hand the emotions a seller goes through from the beginning to the end of a sale. Property One, Inc. is a professional real estate marketing and development firm located in Spartanburg, SC. The company was founded in 1996 by two real estate brokers with over 25 years combined experience in the upstate South Carolina real estate markets. The primary focus of the company is land sales.
As long-time members of the local, state and national Board of REALTORS, the company enjoys excellent market contacts throughout upstate South Carolina as well as across the Southeastern United States. As an added benefit to company clients, Property One, Inc. maintains active, ongoing relationships with competing real estate brokers and marketing firms for access to aggressive promotional materials and fresh ideas. The firm also enjoys close working relationships with attorneys, engineers, surveyors, appraisers and lenders enabling smooth and easy transitions for the optimum sale of client assets.
From a development standpoint, through association with an in-house development company, principals of the firm have completed a number of commercial and residential subdivisions for their own account as well as contract and co-development projects for clients. With no close association to an in house construction company, all development work is completed on an arms length, lowest cost basis enhancing the return for clients and investors.
