The number of Real Estate brokers cashing in on the popularity of auctions has grown tremendously over the past several years. Many see it as an additional profit center with no additional expense, no new license requirements, no additional continuing education – rather, another opportunity to get paid for the duties they normally perform in their regular course of business.
We offer two avenues for real estate agents to take:
Buyer's Broker- In all auction sales, we represent the seller. Many brokers register their buyer client with us and help them purchase properties at our auctions. We pay a commission at closing. The commission varies from sale to sale and we always publish the amount we are paying in our terms and conditions. Our only requirement is that you register your client with us prior to the auction and attend the sale with them.
Client / Sub Agency- A large number of auctions we have held over the past 20 years have been in conjunction with real estate brokers who had clients with properties for sale. Our relationships with brokers in these sales has ranged from a tip regarding an opportunity to a full co-brokered sale. As you know, commissions are negotiable. We divide commissions earned with brokers based on the broker’s level of involvement in the sale. And, the level of involvement is entirely up to the broker. We are very careful to insure your relationship does not change with your client unless that’s your intention. We have found when brokers get involved in an auction from the selling side of the equation, they realize the tremendous opportunity this form of marketing can bring to their business – with no additional licensing or expense.

1 - How do I get paid? As a buyer’s agent, you are paid part of the commission at closing as specified in the Terms of Sale. As an agent of the seller, you are paid according to the terms established in the auction listing contract by agreed to by you, the seller and the auction company.
2 – Do I need a separate contract? As a buyer’s agent, you need a contract with the buyer. As an agent of the seller, you are an agent in the auction listing contract. At your option, we will execute a separate contract between the two of us if it makes you more comfortable.

4 – Do I have to attend the auction? If you are registering a buyer client, yes you do. We also suggest you attend any open house with your client. If you are an agent of the seller, it’s a matter of the agreement between you, the seller and the auction company.
5– Do you accept contingent contracts from buyers? As a rule no. All sales are held subject to the published and/or announced terms and conditions of the sale. If you have a special situation, please call us and let’s talk.
6 – How do I know I’m dealing with a reputable organization? Check the auction company’s credentials. Are they members of associated trade organizations with an ethics requirement such as the National Auctioneers Association or the Board of REALTORS? Have they completed any education beyond the minimum requirements to be licensed? How long have they been in business? Do they offer references?
